Indian real estate is on course to be roughly a trillion-dollar sector by 2030 on most industry projections. Very little of that growth will come from greenfield cities — almost all of it is redevelopment and suburban sprawl around the existing metros. Dholera is the exception, and that makes it both unusually interesting and unusually demanding to work in.
The Special Investment Region has been planned since 2009 and has moved slower than its original timetable. That is the honest version. What has changed since 2022 is that the expressway, the trunk services grid and the semiconductor fab cluster stopped being drawings. Land in the Activation Area now has roads, water and power running to it, and that is a materially different asset from the land people were sold in 2015.
What this means for anyone joining us: you are not selling a finished product or a speculative one. You are explaining a thirty-year build to people committing real money, and the only way that works long-term is if you are straight about what has slipped and why. We hire for that temperament more than for a sales record.
The trade-off, stated plainly
Dholera rewards patience and punishes people who need liquidity in eighteen months. Resale depth outside the Activation Area is still thin. We say this to every client before they book, and we expect our people to say it too — even when it costs a sale.
